Assuming you are at least familiar with the rectangle of North San Diego County from the ocean east to the 15 and from Rte 56 North to Rte 78, the options are terrific and produce different experiences that some folks actually buy two San Diego County residences and use one a vacation home or vacation rental. The beach lifestyle is awesome. Very casual and sought by many. San Diego is paradise as described by many and there are many more parts to explore than the coast. Inland affords more land and opportunity to have horses and seek nature and stars. I have lived in Rancho Santa Fe and Lake Hodges and have been a shepherd to 3 horses, with my current horse with me for over 21 years. I also have a pair of dogs (Whippets), so animals are important to me.
School districts matter a lot to parents, and for re-sale. Buying a home in a good school district, whether you have children or not, appeals greatly on the back end in your exit strategy.
Walking District: the new buzz word for location. Research says buyers are looking for homes within walking distance to restaurants, light shopping, and farmers markets.
Ocean View versus homes with "Settings", tells you the range is endless as to what appeals to future buyers. The common theme is that ocean front comes with the most expensive price tag for land square footage or linear feet and the farther away to a certain point the prices go down and vary according to view and amenities including landscaping, hardscaping, pool/spa, Gated/Non-gated, HOA or not, noise or not, trail access or not. Inland, the homes on larger lots in good school districts have maintained a high value, as well.
